We find commercial properties in strong markets that meets our minimum projected returns. We target Class B and C assets between 50-200 units with value-add potential.

We use our own capital along with capital raised from passive investors and obtain financing from select third-party lenders to purchase commercial assets.

We implement a variety of value-add strategies to improve the condition of the property while increasing the operational efficiency of the property and the net operating income.

After stabilizing properties and increasing the net operating income, we typically move to take advantage of the increase in value by refinancing and returning all or a portion of capital to our investors.

Assuming the market conditions are right, we typically sell properties after a 3 to 5 year holding period and return any remaining capital to our investors.
